An essential first step is to meet with your bank or a mortgage broker and to get pre-approved for a mortgage before starting your search. This will speed up the process when you find a home you like and improve your chances of successfully negotiating. Define your must-haves and nice-to-haves in a property. Consider what is important to you regarding amenities, location and other vital factors. I am here to help you with this, and it is something we can discuss right away. I also prepared a list of critical questions you can download here to help you get this started.

I will start to search and share prospect properties with you. I have an automated process to ensure we get updated as new properties come onto the market via email. If you are curious and want to look on your own, you can also search here on my site anytime.
Once you find a property you love, we’ll make an offer to purchase. This may be subject to financing, home inspection or approval of documents. I will take care of all this and guide you through the process.
The offer will then be negotiated with the seller either accepting, countering or declining your offer.
Closing a deal typically takes 5 to 7 business days. If subjects in the contract are not met, the sale will be void. The deal is firm if all conditions are met and subjects are removed. The deposit is typically due within 24 hours.
